Clara.casa is operated by ProcodersUS LLC, a limited liability company registered in Wyoming, United States (“we”, “us”). You can reach us at support@clara.casa.

By creating an account or using the service you agree to these terms and to our Privacy Policy. If you do not agree, please do not use the service.

Clara.casa prepares reports about Portuguese properties for sale or rent. A report combines public listing data with market data from our data partners, and it can include estimates such as a price assessment and comparable properties.

A free summary is available to everyone. The full report, extra research and follow-up questions use credits. Data can be incomplete, delayed or wrong at the source. Where a value is not stated we show it as missing instead of guessing.

You sign in with an emailed code or with Google. You are responsible for what happens under your account, and you must give us accurate contact details.

You can delete your account at any time from your account settings. Deleting it removes your personal data as described in the Privacy Policy.

Credits are bought in packs as a one-time purchase. There is no subscription and no automatic renewal. Prices are shown in euros and include VAT where it applies.

Using a credit opens one full report, one research request or one answer, as shown before you confirm. Credits are not money, cannot be transferred and are not redeemable for cash, except for the refund described in the withdrawal terms.

New users can claim a small number of free credits once, after verifying a phone number. Each phone number can claim free credits only once across all accounts.

Free credits have no cash value, cannot be refunded and may be withdrawn if we find the offer is being abused. By claiming them you confirm that the phone number is yours and that you have not claimed before.

If you are a consumer in the European Union you can withdraw from a credit purchase within 14 days without giving a reason. Credits you have not spent are refunded. Credits you have already spent are not refunded when you asked for immediate delivery and confirmed that you lose the right of withdrawal for them.

Research summaries and answers to your questions are written by an AI model. You are told so before you start. The AI works from the data in the report and can make mistakes, miss context or state something with more confidence than it deserves.

Please check anything important with the listing, the seller or a professional before you act on it.

Clara.casa gives information. It is not legal, tax, financial or investment advice, and it is not a certified valuation. A price assessment is a statistical estimate and is not an offer, an appraisal or a guarantee of what a property is worth or will sell for.

You agree not to misuse the service. In particular you will not:

• scrape, copy or resell reports or data in bulk;
• try to get around limits, credit checks or the phone verification;
• attack, overload or probe the service for weaknesses;
• use the service for anything unlawful or to harass others.

Nothing in these terms limits liability that cannot be limited by law, including liability for death or personal injury caused by negligence and your statutory rights as a consumer.

Subject to that, our total liability to you for any claim related to the service is limited to [placeholder] and we are not liable for indirect or consequential loss, or for decisions you take based on a report.

These terms are governed by [placeholder]. If you are a consumer you keep the protection of the mandatory consumer law of the country where you live, and you may bring a claim before the courts of that country.
